    Why Should I Have My Roof Inspected?

    The Average Roof Does Not Last 30 Years In Florida

    If you live in the Sunshine State you know that’s only half the story. Rain Storms, Wind Storms, Hail Storms, Tornadoes, and Annual Hurricanes are all left out from this cute nickname for our lovely state of Florida.

    “My roof has a 30 year warranty, I’m sure it’s fine.”

    This is quite the contrary. Manufacturer’s warranties for any roofing system (asphalt shingle, tile, modified bitumen) are riddled with exclusions in the fine print. For example, did you know if there has been a wind storm above 60 mph, your manufacturer’s warranty is voided? That happens almost every month in Florida! This is just one of many reasons why we recommend you have your roof inspected.

    Here in the beautiful sunny state of Florida we see most asphalt shingle roofs get about half their “warranted lifespan” failing between 15-20 years of age. The most common cause for a roof replacement in Florida is brittleness. This is due to all the expansion and contraction we experience from rapid temperature change. When you combine brittle, nonrepairable shingles, with frequent, high speed wind storms, the likelihood for damage to your roof is very high. We don’t expect you to start climbing on your roof after every storm. Everyone has a busy schedule and it’s easy to overlook upkeep of something so often out of sight. Let us worry about your roof.     “I don’t have any missing shingles”

    Most roofs get replaced due to signs of storm damage virtually invisible to the untrained eye. There could be signs of damage that require identification by a professional trained to identify storm damage. By this we mean hail, creased shingles, wind blown debris, or mat transfer which are all considered storm damage in the state of Florida. Missing shingles is not the only kind of storm damage! Again, we do not recommend that the everyday person climb on top of their roof. Not only for the obvious reason that it is extremely dangerous, but the damages to your roof may not be easily identifiable. There is no need to risk your safety when we offer free inspections.

    “I don’t have any leaks”

    Unfortunately, most people do wait until they notice a leak in the ceiling of their home before they contact a roofing contractor to inspect their roof. You wouldn’t wait until your car starts leaking and smoking before you take it to the mechanic right? You take your car to get regular oil changes, check the tires, etc..

    We recommend that you have your roof inspected after every storm, or at least once every six months. After your free roof inspection if we do not find any damage we will save your information in our “storm watch” database. So that when another storm affects your area you’ll receive a reminder from your neighborhood roofer that it’s time to have your roof inspected.
